Construction
In 2009, Emerald Resource made a strategic business decision to include construction and design build services into service portfolio. We would be able to offer our clients a complete end-to-end solution from the ground up from: the building design, construction, electrical, communication, technology, and furniture installation. Emerald Resource has a teaming agreement in place with J&S Construction.
Projects:
Times Square - Times Square was built using the design-build approach to construction. Our Partnership led a team of architects and engineers for LEED certification in energy use, lighting, water and material use, as well as incorporating a variety of other sustainable strategies.
Each floor provides 32,000 square feet of space, with 20 individual bays for commercial tenants. The design-build team developed the idea to use the fire protection water mains as part of a closed loop heating and cooling system, similar to a geothermal design. This allows for future expansion as each bay is occupied.
When the building was constructed, 50% of the waste that would normally go to a landfill was recycled. Other green features include a fluid cooler system which serves to cool the water going through the air conditioning, as well as being used in the sprinkler systems.
Freedom Plaza - Freedom Plaza was completed in November of 2008, and was completed two weeks ahead of schedule. Even more importantly, the building was completed without a single contractor-requested change order.
The 28,000 square-foot building, features environmentally friendly attributes that reduced average gas heating costs during the winter to less than $165 per month.. This amount is significantly less than the cost to operate buildings of comparable size and structure. Being a design-build project, the J&S team brought subcontractors in very early during the design process to work with the owner and architect.
Covenant Academy - The design of a Kindergarten through high school building, which has a full size basketball court, which will also be used as the Sunday worship area, room for K-12 classrooms, commercial kitchen, locker rooms, and office area. The classrooms not currently being used by the school will house the Sunday school classes. The building was designed with a pod concept so as the school grows they can easily add classroom space. The project was finished on budget and completed over 2 weeks ahead of schedule.
